For those of us who dream of living by the water, this tiny house might have just topped all of our expectations.

Designed by Harbor Cottage Houseboats in Somerset, Kentucky, this tiny houseboat is just over 400 square feet, but manages to squeeze in two porches, two bedrooms, and can sleep six.

“It packs in a lot of full sized amenities because I think a lot of people look at tinies and they think they’re really neat and novel and kind of cute, but I think 90 percent of people wouldn’t try and live in one,” co-owner Jimmy Hamilton told CountryLiving.com. “What I’m trying to do is make a tiny that is also something that people actually want to live in.”

The open kitchen is fitted with an island and necessary household amenities like a range-top stove, microwave, double door refrigerator, full-sized dishwasher, and washer and dryer, meaning the chef won’t be sacrificing anything. Plus, countertops and cabinets can be customized to fit your own personal style, including gorgeous shiplap walls.

The master bedroom fits a king-sized bed, but guests can make themselves at home in the full or twin bed in the lower stateroom. The bathroom truly makes owners feel like they’re living large in a small space with a bathtub and full-sized vanity.

With two porches and a 400-square-foot roof deck, this tiny house boat has enough space for all your summer entertaining needs. Jimmy says they can be used for full-time living or as vacation rentals.

With the feel of waterfront living without the high costs of waterfront land, Jimmy believes the prices of these small houseboats make living or vacationing in places like Seattle or the Florida Keys much more attainable. The cost of just the tiny floating home starts at $99,000.

The teeny-tiny home on water was also featured on an episode of Tiny House, Big Living on HGTV. Check out the full tour in the video below:
